VIR To Build, Sell 60 Trackside Residential “Villas”

VIR Announces Villas at South Bend Danville, Va. (Feb. 8) VIRginia International Raceway is pleased to announce the construction of The Villas at South Bend, a 60-unit trackside residential development. A total of 10 buildings is planned, each containing six units. The Villas will be located on the south end of the historic 3.27-mile VIR circuit, from the signature Oak Tree Corner north toward the drive-over bridge. Clearing for Building Nos. 1 and 2 by Oak Tree Corner is underway, with completion projected for summer 2007. Additional buildings will be constructed as they sell. Once four Villas in the next consecutive building are reserved, the commitment for construction will be made. It is anticipated that many Villa owners will approach their purchase as an investment, as there will be a rental pool operated by the track that owners can utilize to generate income. Since VIR’s tracks are rented daily nearly year-round, with two tracks rented many days, the occupancy projections are strong. Each Villa will be a two-story structure, with two master bedrooms or one master and two smaller bedrooms. They are designed to be rented by floor, so that the owner could stay on one floor and rent out the other or rent out the entire unit. A furnishings package, conceived by one of Ralph Lauren’s designers expressly for the Villas at South Bend, will be available. “We are thrilled to be able to announce the Villas at South Bend,” said VIR managing partner Connie Nyholm. “This is the next step in the development of VIR as ‘America’s Motorsport Resort,’ and we couldn’t be more excited.
